From 1 July 2024, banks will need to follow the new debt-to-income (DTI) restrictions, set by the Reserve Bank of New Zealand. These restrictions apply to new home loans.

Apply for conditional approval

Conditional approval will give you an idea of how much money you’ll be able to borrow. To apply for conditional approval, please talk to our home loan specialists and they'll help you with your application. Start house hunting

Having conditional approval means we’ve agreed to loan you a certain amount of money based on the information you’ve provided. At this point, you’re not committed to anything and our offer lasts for 90 days as long as you continue to meet the criteria. This means you’ll be able to move quickly and make an offer when you find a house you want and you can focus on looking at houses within your price range. More about the property hunt

Get unconditional approval

Once you've made an offer and signed a sales and purchase agreement for a property, it's time to go unconditional with your home loan. We may need additional information from you such as the property valuation. Our home loan specialist will talk you through exactly what we need to complete the process.

Finalise your home loan

Once your application is unconditionally approved, we'll finalise our home loan offer and discuss the loan structure options suitable to your needs with you. If you're happy to go ahead with our home loan offer, you'll need to sign some documents and send them back to us. More about structuring your home loan

The settlement

We'll send the final documents to your lawyer, and they'll need to schedule the settlement date. Your loan will then be drawn down and the money transferred to your vendor. Once the vendor receives it, your lawyer will complete the process and you’ll be able to pick up the keys. More about settlement day
